AtlantiCape Inspections, LLC is pleased to offer a unique service to home buyers or investors who may not need or want a full home inspection that follows the New Jersey Standards of Practice - an "AS-IS" home inspection.
With the full implementation of the New Jersey Home Inspection Licensing Law, all home inspectors needed to be state-licensed, and licensees are required to follow the state's mandated Standards of Practice, which require a comprehensive list of items to be included in the visual home inspection. While this is good for almost all homebuyers, it obligates some buyers to obtain a complete residential home inspection when they did not need - or want one. The solution? An inspection of the handful of components and systems of greatest importance to buyers who are purchasing the property "as-is".
AtlantiCape's "As-Is" residential property inspections are for buyers who want the peace of mind knowing the condition of major components and systems. This inspection does not replace a conventional home inspection (and lengthy report) that follows the New Jersey Standards of Practice. It is practical for buyers who (1) plan to do a major renovation and are not so concerned about minor items, (2) investors wanting to lower their risk, (3) "fix and flip" situations, or (4) have no home inspection contingency in their agreement of sale. This inspection can generally be scheduled on short notice and includes a short e-mail or verbal report at the conclusion of the inspection, as well as followup consultation and discussion on important issues identified.
